A recent case highlights just how devastating this crime can be. A house buyer was tricked into paying £640,000 after fraudsters intercepted email exchanges with their solicitor. The scammers provided false payment details on what appeared to be the solicitor’s headed paper. By the time the fraud was discovered, most of the money had vanished, wiping out the buyer’s savings and collapsing the purchase.

How to Stay Safe against Conveyancing Fraud


There are practical steps you can take to protect yourself:


  • Confirm bank details early

    Obtain your solicitor’s bank details in person or over the phone at the start of the process. Agree how any changes would be communicated.


  • Be suspicious of changes

    Law firms rarely change their bank details. If you receive an email or call stating otherwise, contact your solicitor directly using a trusted number (never the one in the suspicious email).


  • Test the account

    Send a small sum first and check your solicitor has received it before transferring the full amount.


  • Strengthen your security

    Use strong, unique passwords and install antivirus software. Fraudsters often rely on hacked email accounts.


  • Avoid oversharing online

    Don’t post on social media about your house purchase or mortgage; this can alert criminals.


  • Stay off public Wi-Fi

    Avoid using unprotected networks to access sensitive emails or banking services.


  • Trust your instincts

    If anything feels wrong, pause. Never transfer funds until you are absolutely sure.
